HEP was prompt in getting our job estimated and starting work. We had them replace a patio roof and perform some other minor repairs on the roof. They came out on Saturday, and Jason walked through everything, explaining the rationale behind his recommendations. They were exactly in line with existing recommendations from our home inspection, so I had confidence that he was giving his honest opinion and not just trying to upsell. Due to a clerical error, they removed our entire roof by accident, but replaced it at no cost. They immediately notified me when this happened and got it rectified right away. They were honest and transparent through the whole process. After the completion of the work, I notified them of a couple of punch list items and they knocked them out quickly without me having to pester or make a scene like you would with a less reputable contractor. This is the kind of contractor that you keep around. Reliable, easy to contact, responsive, and honest. I am a very independent DIYer, but if I can't do it, my first call will definitely be to HEP. . Thanks Jason and everyone at HEP.

Charleston Roof Replacement by HEP: Craftsmanship Tailored to the Lowcountry

Charleston’s subtropical climate, historic architecture, and coastal winds place extraordinary demands on every roof in the Holy City. Salt-laden air accelerates corrosion, humid summers breed algae, and sudden tropical storms test the resilience of every shingle. HEP understands these local stressors in depth, and the company’s roof replacement service is designed from the ground up to keep Charleston homes and businesses protected, energy-efficient, and aesthetically aligned with the region’s unique charm.

Why Roof Replacement Matters in Charleston

Aging or storm-damaged roofing is more than a cosmetic concern. In Charleston, compromised roofing can lead to:

  • Moisture infiltration that exacerbates indoor humidity
  • Mold growth fueled by warm, damp conditions
  • Energy inefficiencies during sweltering summers and cooler winter spells
  • Accelerated deterioration of framing due to salt-air corrosion
  • Loss of curb appeal in neighborhoods where historical character is prized

HEP addresses these regional issues by combining advanced materials, meticulous installation techniques, and a thorough understanding of local building codes.

HEP’s Roof Replacement Process

Detailed Roof Assessment

HEP begins every project with a multi-point inspection:

  • Deck integrity evaluation
  • Attic ventilation review
  • Infrared scanning for hidden moisture pockets
  • Fastener corrosion assessment, critical in coastal zones
  • Flashing and penetration analysis around chimneys, dormers, and skylights

This diagnostic stage guides material recommendations and ensures the replacement plan addresses underlying structural issues, not just surface damage.

Custom Material Selection

Charleston’s diverse neighborhoods—from the pastel facades of the Historic District to contemporary builds in West Ashley—demand flexible roofing solutions. HEP offers:

  • Architectural asphalt shingles engineered with algae-resistant granules
  • Standing seam metal with Kynar-based coatings for salt-spray defense
  • Synthetic slate and shake that replicate traditional aesthetics while shedding weight
  • Clay and concrete tiles rated for hurricane-force wind uplift
  • Cool roof membranes for flat or low-slope sections on commercial properties

Material guidance is centered on Charleston’s climate realities, ensuring homeowners receive longevity and performance, not just visual appeal.

Permitting and Compliance

Charleston County and the City of Charleston enforce stringent roofing codes, particularly regarding wind resistance and historical preservation. HEP manages every compliance step:

  • Obtaining Certificates of Appropriateness when working in historic districts
  • Meeting South Carolina Residential Code requirements for roof deck nailing patterns
  • Coordinating structural engineer sign-offs for heavier materials such as tile
  • Completing wind-mitigation documentation that can lower insurance premiums

By integrating permitting into the project timeline, HEP prevents costly delays and guarantees code-compliant installations.

Tear-Off and Deck Preparation

The removal phase is executed with attention to Charleston’s narrow streets and sensitive landscaping:

  • Protective tarps shield flowering magnolia trees and centuries-old brick pathways
  • Debris is loaded into compact dump trailers sized for tight driveways common on the peninsula
  • Rot, delamination, or insect damage discovered during tear-off is repaired with marine-grade plywood for superior moisture resistance

This emphasis on preparation lays a stable foundation for the new roofing system.

Advanced Underlayment Systems

HEP installs underlayment packages that outperform basic felt:

  • High-temperature synthetic underlayment resists South Carolina’s summer heat
  • Self-adhering ice-and-water shield membranes line eaves, valleys, and penetrations, blocking wind-driven rain
  • Acoustic damping layers can be added for metal roofing to reduce rainfall noise, a frequent homeowner request in Charleston’s sudden downpours

Each layer enhances waterproofing, longevity, and comfort.

Precision Installation

Qualified crews implement manufacturer-specific nailing schedules, sealant protocols, and accessory integration:

  • Six-nail patterns on architectural shingles for 130 mph wind ratings
  • Concealed clip systems on standing seam panels to accommodate thermal expansion
  • 26-gauge valley metal, pre-painted to match coastal color palettes
  • Custom-bent copper flashing around historical chimneys, preserving authenticity while elevating durability

Quality control supervisors perform daily audits, ensuring every square foot meets HEP’s standards.

Post-Installation Cleanup and Walkthrough

Charleston’s hospitality extends to construction etiquette. HEP’s cleanup protocol includes:

  • Magnetic sweep for stray nails—crucial on the city’s pet-friendly lawns
  • Reinstallation of rooftop accessories such as lightning rods and weathervanes
  • Final walkthrough to confirm attic insulation remained undisturbed and ventilation pathways are unobstructed

Homeowners receive a comprehensive maintenance guide tailored to Charleston’s climate to optimize roof lifespan.

Materials Engineered for the Lowcountry

Architectural Asphalt Shingles

Architectural shingles remain popular due to affordability and versatility. HEP sources shingles with:

  • Copper-infused granules to deter algae streaks common in humid regions

  • Offering energy-saving cool roof options that reduce building heat absorption and carbon footprint
  • Using low-VOC sealants to preserve indoor air quality during and after installation

Addressing Charleston’s Climate Challenges

Salt Air and Corrosion

Proximity to the Atlantic means airborne sodium chloride accelerates metal fastener rust and degrades lesser coatings. HEP mitigates these risks by:

  • Specifying stainless steel or hot-dip galvanized fasteners
  • Applying sealant tapes in high-exposure zones such as ridgelines and hip caps
  • Recommending periodic roof washes with salt-neutralizing solutions

Extreme Humidity and Algae Growth

Warm, moist conditions foster blue-green algae that stain shingles. HEP counters algae proliferation through:

  • Shingles embedded with zinc or copper particles that inhibit biological growth
  • Optimized ridge ventilation to lower attic humidity, indirectly reducing roof-surface moisture
  • Educating property owners on safe, non-corrosive cleaning practices

Tropical Storms and High Winds

Charleston’s inclusion in the hurricane threat zone necessitates robust wind-resistant designs. HEP’s storm-centric measures include:

  • GAF and CertainTeed shingle lines tested to ASTM D3161 Class F ratings
  • Metal roof panels secured with concealed screws and continuous clips surpassing Miami-Dade wind standards
  • Adhesive secondary water barriers at critical seam overlaps

Solar Heat Gain

Prolonged sun exposure can elevate attic temperatures beyond 140 °F, taxing HVAC systems. HEP combats heat gain with:

  • Infrared-reflective granules in asphalt shingles capable of lowering surface temperatures by up to 20 °F
  • Radiant barrier sheathing that redirects heat away from living spaces
  • Balanced soffit-ridge ventilation to maintain air circulation under the roof deck

Roof Replacement and Charleston Architecture

Historic District Considerations

Charleston’s downtown is a tapestry of architectural styles, and roof replacements must respect historic integrity. HEP collaborates with local preservation boards to:

  • Select materials that replicate historical profiles, such as faux-slate composites mirroring classic Vermont slate
  • Form custom copper gutters that match original details from the 1800s
