FAQs
How do you calculate the price of a new roof in Rockwood?
We start by measuring the roof’s surface area in “squares” (100 sq ft per square). The base price is then determined by the material you choose, the complexity of the roof (pitch, number of facets, and height), and the labor hours required. Additional line items—such as tear-off and disposal of the old shingles, replacement of rotten decking, new flashing, ventilation upgrades, permits, and warranties—are all listed separately so you see exactly where every dollar goes. Nothing is bundled or hidden, and you receive the itemized quote in writing before we schedule the job.
Are your inspections and estimates really free?
Yes. A trained project manager visits your Rockwood property at no cost, performs a full attic and rooftop inspection, and documents any issues with photos. Within 24 hours you receive a digital report and a detailed estimate showing material costs, labor, permit fees, and taxes. If you decide not to move forward, you owe us nothing. The estimate is valid for 30 days so you have time to compare options.
What materials do you offer and how do their prices differ?
We install architectural asphalt shingles, designer asphalt shingles, standing-seam metal panels, and synthetic slate. In Rockwood, architectural asphalt averages $4–$6 per square foot installed, designer asphalt $6–$8, standing-seam metal $7–$10, and synthetic slate $9–$13. All prices already include tear-off, underlayment, fasteners, and standard flashing. We show you sample boards, discuss the pros and cons of each material, and explain how upgrades (impact-resistant shingles, high-temp underlayment, extended warranties) change the overall price so you can choose what fits your budget and goals.
Are permits, cleanup, and taxes included in the quoted price?
Absolutely. Rockwood requires a building permit for any roof replacement, and the city fee is included in our proposal. Dumpster rental, debris removal, magnetic nail sweep, and final site cleanup are also baked into the price. Sales tax is itemized on the last line so you know the exact out-the-door cost before you sign.
Could the final invoice be higher than the quote?
Only in two situations: (1) if we discover hidden structural damage—such as extensive rot in the decking or rafters—that could not be seen during the initial inspection, or (2) if you request a change in materials or scope after the contract is signed. In either case we pause the job, show you photos, discuss your options, and issue a written change order that you must approve. If no surprises are found, the amount on your original quote is the amount you pay—no last-minute add-ons or "trip charges."
What payment and financing options are available?
We accept checks, all major credit cards, and ACH transfers. Standard terms are 25 % deposit, 50 % upon material delivery, and 25 % after final inspection. For larger projects we partner with lenders that offer 0 % interest for 12 months or low-interest plans up to 120 months, subject to credit approval. We also provide documentation your insurance carrier may request if your roof work is storm-related so you can be reimbursed quickly.
