FAQs

What is a torch-on roofing system and how does it differ from traditional felt roofing?

A torch-on roof is a multi-layer waterproofing system made from modified bitumen membranes that are fused together with a gas torch. Unlike older pour-and-roll felt, the sheets arrive pre-manufactured with mineral or sanded surfaces and internal reinforcement. The heat welding creates a seamless bond between layers, making the roof far more resistant to standing water, temperature changes and mechanical damage. Because there is little or no hot bitumen handling on site, torch-on is quicker, cleaner and produces fewer odours than traditional built-up felt methods.

How long can I expect a torch-on felt roof to last in Manchester’s weather conditions?

With correct installation and basic maintenance, a high-quality three-layer torch-on system typically lasts 20–30 years. Manchester’s mix of heavy rainfall, occasional frost and UV exposure is well within the performance range of SBS-modified bitumen membranes. Choosing a reputable installer, using manufacturer-approved primers and adhesives, and ensuring proper drainage will maximise lifespan. Many of the products we supply carry material guarantees of 10, 15 or even 25 years, which we can back up with our own workmanship warranty.

Is torch-on roofing suitable for both domestic and commercial properties?

Yes. Torch-on membranes are highly adaptable: we install them on house extensions, garages and dormers as well as larger commercial units, schools and apartment blocks. For residential projects the finish can be specified in a choice of mineral colours that blend with existing tiles, while commercial clients often appreciate the robust, low-maintenance surface. The system can be applied over concrete, OSB or metal decks and is ideal for any flat or low-pitch roof with a sound substrate.

What does the installation process involve and will it cause much disruption?

A typical three-layer build-up consists of (1) a self-adhesive or torch-applied vapour control layer, (2) a torch-bonded underlay and (3) a mineral-finished cap sheet. We begin by inspecting and preparing the deck, repairing any soft spots and installing tapered insulation if required to improve drainage. Each membrane roll is heated with a propane torch as it is unrolled, welding it to the layer below. Perimeter trims, upstands and outlets are detailed with pre-formed flashings to guarantee watertightness. For an average 30–40 m² domestic roof the work can be completed in one to two days, during which access will be required but internal disturbance is minimal.

How much does a torch-on roof cost in Manchester and what factors affect the price?

For most projects you can expect to pay between £50 and £80 per square metre plus VAT, including removal of old coverings and disposal. The final figure depends on: • Roof size and complexity (number of skylights, parapets, outlets etc.) • Condition of the existing deck and whether new plywood or OSB is needed • Thickness and type of insulation to meet current Part L thermal rules • Choice of membrane grade (standard, heavy-duty or fire-rated) and finish colour • Access requirements such as scaffold or cherry picker hire. We provide free site surveys across Greater Manchester and issue a fixed, written quotation so there are no surprises later on.

What maintenance is required after installation and do you offer any guarantees?

Torch-on roofs are famously low maintenance, but we recommend a visual inspection each spring and autumn to remove leaves from gutters, check for accidental punctures and ensure outlets remain clear. Avoid walking on the surface in hot weather when the bitumen is softer, and if access is essential always use duckboards or protective mats. We offer a comprehensive workmanship guarantee of up to 20 years depending on the specification, and most manufacturers’ material warranties run concurrently. Should any defect arise during the guarantee period, we will repair or replace the affected area at no cost to you.
