What does a roof inspection by your time-served surveyors include?
Our comprehensive inspection covers every part of the roof system. Externally we examine tiles or slates, ridge and hip lines, lead work, chimneys, flashings, parapet walls, valleys, guttering and downpipes. Internally we check the loft for leaks, timber decay, insulation levels, ventilation and signs of condensation. We also assess roof structure alignment, check for pest activity and, where required, use drones or thermal imaging to reach inaccessible areas.
How often should I have my Manchester property’s roof inspected?
For most homes and commercial buildings we recommend a full survey every two years, with an additional check after extreme weather such as heavy storms or high winds. Older roofs (20+ years) or those with previous problems benefit from annual inspections. Regular surveys allow minor defects to be spotted early, preventing costly emergency repairs.
How long does a professional roof inspection take, and will it disrupt my day?

For commercial clients we can also supply CAD roof plans and moisture/thermal images on request.
What qualifications and accreditations do your surveyors hold?
All surveyors are time-served roofers with a minimum of 10 years’ site experience, an NVQ Level 3 in Roofing Occupations and CITB Health & Safety certification. Senior inspectors are RICS associate members, and the company is accredited by the Confederation of Roofing Contractors, CHAS, SafeContractor and TrustMark. We are IPAF and PASMA trained for safe use of MEWPs and access towers.
How much does a roof inspection cost and what affects the price?
Prices start from £150 + VAT for a small terraced property, £200–£300 for a typical semi-detached and from £350 for large or commercial roofs. Costs vary with roof size, height, pitch, access requirements, the need for drone or thermal imaging, and whether a written valuation is requested. We provide fixed quotations in advance and all initial consultations are free of charge.
